The EQUITY RESIDENCE CLUB
SM concept was born at prestigious Deer Valley Resort in Park City, Utah in 1991. Deer Valley Resort is acknowledged as one of the premier ski destinations in the world and real estate prices there reflect that stature. In the late 1980's, Deer Valley vacation homes ranged in price from $500,000 to $6,000,000, but owners would only occupy these residences four to six weeks a year. In addition, the more expensive the home, the less likely that it would be made available as a rental property. Therefore, the cost of ownership when compared to the amount of use was extraordinarily high. DCP believed the time had come for a new, upscale, shared ownership concept.
Overcoming a multitude of obstacles, not the least of which was rampant skepticism among local real estate professionals; the concept was implemented as the Deer Valley Club. This prototype club was the first resort development to combine the advantages of shared luxury resort home ownership with the services and amenities of a fine hotel. The Deer Valley Club has served as the model for every luxury residence club that has followed.
Despite the fact that this new form of ownership was unknown and unproved, the Deer Valley Club was embraced by Deer Valley skiers. The ski-in, ski-out location, luxurious townhome residences, extensive amenities, comprehensive services, and attractive pricing filled a niche among high-income skiers. Owner surveys have confirmed that Deer Valley Club members and owners at other residence clubs are extremely satisfied with their real estate purchase and superior vacation experience. Additionally, resales have demonstrated appreciation.
The highly acclaimed and financially successful Deer Valley Club was emulated by Phase I of the Franz Klammer Lodge at Telluride, Colorado and the Christie Club at Steamboat Springs, Colorado. DCP was retained to design the EQUITY RESIDENCE CLUBSM ownership structure, reservation system, club programming and staffing, sales and marketing plan, and assisted with the investment documents for both of these projects.
The market for high-end EQUITY RESIDENCE CLUBSM developments will continue to expand dramatically as: awareness of the ownership concept grows; member exchange opportunities increase as the number of residence clubs increases; and the baby boom generation enjoys its prime spending years.
